Boiler repair in Buffalo usually means finding one of a few faults: a boiler that will not fire, a low water cutoff or water feeder problem on steam, a failed circulator or zone valve on hot water, or air trapped in the radiators. We trace the cause, show you the part, and quote the repair before we start.
Many boilers here are older. About 61 percent of City of Buffalo housing units were built in 1939 or earlier, according to Census data reported by Point2Homes, and a lot of those homes still heat with steam or hot water radiators. Old equipment is often worth repairing, and we tell you when it is not.
What is included with boiler repair
- Thermostat, power switch and fuel supply check
- Ignition or burner inspection, with flame and combustion observations
- Steam systems: water level, low water cutoff, gauge glass and pressure control
- Hot water systems: pressure, expansion tank, circulator and zone valves
- Radiator and pipe check for air, leaks and stuck vents
- Flue and venting inspection for blockage and corrosion
- A clear quote for the repair before work begins
Why is my boiler not heating the house?
A cold house on a boiler has a different list of suspects than a forced-air furnace. These are the usual ones, from simplest to most involved.
- No call for heat: a thermostat fault, a tripped breaker or a switched-off service switch.
- Ignition trouble: the pilot, ignitor or flame sensor fails to light or prove the flame, and the boiler locks out.
- Water problems on steam: the water level is low, the feeder is stuck, or the low water cutoff needs service.
- Pressure problems on hot water: low pressure from a leak, or a failed expansion tank.
- Circulation: a worn circulator pump or a zone valve that will not open sends hot water nowhere.
- Air in the system: radiators that stay cold at the top, or steam radiators with vents that no longer vent.

What differs between steam and hot water repairs?
| Symptom | On a steam system | On a hot water system |
|---|---|---|
| Radiators stay cold | Stuck or failed air vents, or low water | Air in the loop, or a zone valve that will not open |
| Banging or hammering | Water trapped in a pipe that does not pitch back to the boiler | Air pockets or a loose pipe |
| Boiler shuts off by itself | Low water cutoff or pressure control | High-limit trip or a low-pressure lockout |
| Gurgling or kettling | Dirty boiler water | Scale or air in the heat exchanger |
| Water at the boiler | A leaking gauge glass, valve or section | A leaking relief valve or fitting |
Knowing which system you have matters before anything is touched. Steam boilers run at low pressure and rely on a correct water level. Hot water boilers circulate heated water through a closed loop. A fix that is right for one can do harm to the other. Our post on older Buffalo homes with radiators walks through the basics.

What should I do if my boiler stops working?
- Check that the thermostat is set to heat and above room temperature.
- Make sure the boiler’s service switch and the breaker are on.
- Look at the pressure gauge on a hot water boiler, or the water in the gauge glass on a steam boiler, and tell us what you see.
- Do not bypass a safety control or open the relief valve to see what happens.
- Call us with the make, the symptoms and what you checked.
“Johnny was super friendly and fast. I called him at 8:30am with a worry about a gas smell in my basement near my old steam boiler.”
How we diagnose a boiler
- Listen first. When did the heat go, what do the pipes sound like, and which rooms are cold?
- Confirm the call for heat. Thermostat, zone controls and power, because simple causes come first.
- Watch the burner start. We see whether it lights, holds the flame and runs a normal cycle.
- Check water and pressure. Level and safety controls on steam, pressure and circulation on hot water.
- Walk the radiators and pipes. Air, vents, valves and leaks at the emitters.
- Show you and quote. You see the fault, hear the options, and decide before any part is replaced.
“My husband and I came home in the evening to a cold house and issues with our heating.”
When is a boiler repair worth it and when is it not?
| Problem | Usual fix | Trade-off |
|---|---|---|
| Failed ignitor, flame sensor or thermostat | Replace the part | Usually small, and often the whole fix |
| Stuck steam vents | Clean or replace the vents | Cheap, and radiators heat evenly again |
| Failed circulator or zone valve | Replace the pump or valve | Moderate, and the boiler is otherwise fine |
| Low water cutoff or feeder fault | Service or replace the control | A safety item, so we do not skip it |
| Leaking or cracked boiler section | Often replace the boiler | A section repair rarely pays on an old boiler |
Customers say we have fixed equipment that others wanted to replace, and we also tell people honestly when a boiler is finished. If it is, our boiler replacement page lays out the choices.

How long does boiler repair take and what does it cost?
Many repairs finish in one visit: an ignitor, a vent, a thermostat, a circulator. A special-order part or a leak hidden in a wall can take longer. If the house will be without heat while we wait for a part, we tell you what that means before you decide.
We do not post a flat price list. Cost moves with the fault, the age and type of boiler, and how reachable the equipment is in the basement. You hear the number before work begins. Coverage on any part depends on the manufacturer, and we explain it first.
For scale, HomeAdvisor’s 2025 cost page lists boiler service at an average of about $424, with a range of $190 to $659, and a zone valve replacement at roughly $200 to $500. Those are national figures, not our quote.

How do I prevent boiler breakdowns?
- Book a yearly service in early fall. National Fuel recommends an inspection by a qualified contractor every year before the heating season.
- Keep the area around the boiler clear, with nothing stored against it.
- On steam, keep the boiler water clean and have the vents checked.
- On hot water, watch the gauge. A pressure that keeps dropping means a leak.
- Clear snow and ice from the exhaust and intake vents, as National Fuel advises.
Licensing, permits and the gas utility
In the City of Buffalo, a Heating Contractor license is required for heating work, and Permit & Inspection Services is the office to ask about it. Outside the city, your town sets its own rules, so confirm them with the municipality. Whether a given repair needs a permit depends on the work and the town.

Boiler Repair questions
Why are my radiators cold even though the boiler is running?
On steam, the radiator’s air vent is often stuck, so steam cannot fill it. On hot water, air in the loop or a zone valve that will not open usually keeps the radiator cold. Low boiler water and a failed circulator are other causes. Tell us which radiators are cold and we can narrow it down quickly.
Why is my radiator banging?
On steam, banging is usually water trapped in a pipe that does not slope back toward the boiler, or a radiator that has shifted out of pitch. On hot water it can be trapped air or a loose pipe. It is often fixable without new equipment, so a diagnosis comes before any replacement talk.
Is it safe to keep running a boiler that is leaking?
A small drip from a valve is usually minor, but a steady leak from the boiler body is not something to run through the season. Shut the system off if water is pooling and call us. Do not add water to a hot steam boiler or open safety valves yourself.
How often should a boiler be serviced?
Once a year, ahead of heating season, which runs roughly September 19 to May 31 in Buffalo according to MyWild.Report. Service lets us check the burner, controls, vents and water side while parts are easy to get. National Fuel also recommends a yearly inspection by a qualified contractor before winter.
Can you repair a steam boiler in an old Buffalo house?
Yes. Steam boilers are common in homes built before 1940, and we work on both steam and hot water systems. We check the water level, controls and radiator vents first. If the boiler is cracked or leaking from its sections, we will tell you honestly whether repair makes sense.
Why does my hot water boiler pressure keep changing?
Pressure that climbs as the boiler heats and settles when it cools is normal within the range in your manual. Pressure that swings widely, or a relief valve that drips on every cycle, often points to a failing expansion tank. Pressure that keeps falling points to a leak. Tell us the cold and hot readings when you call.
What if I smell gas near my boiler?
Leave the building right away, do not touch light switches or use a phone inside, and call National Fuel’s emergency line at 1-800-444-3130 from outside, or call 911. National Fuel says gas leak investigations are free. Once the utility clears the building, call us to find the cause.
