Commercial HVAC repair in Buffalo, from us, covers light commercial buildings: small offices, storefronts and rental properties. We test the equipment, show you what failed, and give you a clear quote before work starts. Call (321) 666-8870 first so we can confirm your building is a fit.
Heat that fails in January or cooling that fails in July costs a business its customers and a landlord a tenant’s patience. Most of our work is residential, so we are straight about scope. We claim no commercial track record, and we would rather say so on the phone than after a visit.
What is included with commercial hvac repair
- A phone screen of the building, equipment and fault to confirm we are the right fit
- Power, breaker, disconnect and control checks before any part is condemned
- Meter testing of capacitors, contactors, motors and ignition components
- Airflow, filter, coil and condensate drain inspection
- Refrigerant or gas-side readings explained in plain terms
- A clear quote for the repair before work begins, with the failed part shown to you
Is my building a good fit for Vantage?
We take repair calls on equipment owned by small operators. That usually means a rooftop package unit, a split system or a gas furnace serving one space, or the furnaces and boilers in a double or small multi-unit building you own.
Give us the address, the equipment and the fault. If the job involves a chiller, a building automation system or a large roof installation, we say whether we take it on. We promise no arrival window, and we tell you honestly when we can get there.
If you lease space and the landlord owns the roof unit, tell us who can approve a quote, so a tenant’s call does not stall while the owner is reached.
“I manage a lot of properties and deal with contractors. I saw John had excellent reviews on the Internet.”

What symptoms should you report when you call?
- No heat or no cooling: note whether one tenant space or the whole building is affected, since that points to the unit, the controls or the power.
- Uneven temperatures: one room cold while another runs warm, often a damper, thermostat or airflow fault.
- Short cycling: the equipment starts, runs briefly and stops, which wears out parts quickly.
- Tripped breakers or a blank thermostat: write down which breaker and how often it trips.
- Ice, water or odor: ice on a coil, water at a ceiling tile, or a burning smell from a blower.
What goes wrong with light commercial systems in Western New York?
Buffalo averages about 6,466 heating degree days a year, according to NOAA’s 1991-2020 normals. Heating equipment here runs for months, and a unit on a roof also takes drifting snow, ice on the coil section and swings across freezing.
Leased space adds a people problem. When the landlord assumes the tenant changes the filter and the tenant assumes the landlord does, nobody does. Older buildings add mixed equipment from different decades, so one failure rarely looks like the next.

How do we diagnose a failed commercial system?
- Listen first. When it stopped, what changed, and who has worked on it. A tenant’s complaint often holds the clue.
- Check power and controls. Breaker, disconnect, thermostat or controller, and safety switches come first because they are quick to rule out.
- Test the equipment. We meter the capacitor, contactor and motors, and check ignition on gas heat, instead of guessing.
- Check airflow. Filters, blower, belts and coils. A starved coil causes many calls.
- Read the system. Pressures, temperatures or gas-side readings tell us whether the problem is a part or something bigger.
- Show you and quote it. You see the fault, hear the options and decide. Nothing is replaced without your approval.

Repair or replace: what are the options?
| Problem | Usual fix | Trade-off |
|---|---|---|
| Failed capacitor, contactor or relay | Replace the part | Quick, but ask why it failed |
| Worn belt, bearing or blower motor | Replace the worn part | Cheap early, costly if it takes the motor with it |
| Clogged condensate drain or iced coil | Clear the drain, fix the airflow | Returns unless filters are kept up |
| Ignitor or flame sensor failure on gas heat | Clean or replace the part | Usually small, but we check why it failed |
| Refrigerant leak | Find it, repair it, recharge | A poor investment on an old unit |
| Cracked heat exchanger or failed compressor | Replace the component or the unit | Age, part cost and your plans for the building decide |
We say so when a repair is not worth making. Customers have told us we fixed equipment another company wanted to replace. When a rooftop unit is near the end of its life, our rooftop unit service page explains how we weigh it.
Age matters as much as the part. The U.S. Department of Energy says rooftop units typically last 15 to 20 years, though some fail earlier and units in corrosive settings can wear out nearer 10. A unit in that age range with a major failure is a replacement conversation. A cheap electrical part on a younger unit is not.
“John is a straight up guy and fixed my AC when another company tried only to sell me new.”
How long does a commercial repair take and what drives the cost?
Many repairs finish on the first visit when the part is common. A specialty part, an iced roof or a coil that must thaw means a second trip. Our hours are Monday through Friday, 7:30 to 5, so a Friday-afternoon failure may not be fixed before the weekend, and we tell you that on the call.
We publish no price list, because the cost depends on the part, the age of the unit, the refrigerant or fuel it uses and how hard it is to reach. In the City of Buffalo, heating work goes through Permit & Inspection Services, and work started before a permit is issued can be charged double fees under Buffalo Code Chapter 175. New York has no statewide HVAC license, so confirm your municipality’s rules.
Five variables move a commercial repair quote. The first is whether the part is a stock item or must be ordered. The second is how the roof is reached, and whether snow or ice must be cleared first. The third is the unit’s age and whether its parts are still made. The fourth is the refrigerant it uses. The fifth is whether the fault is one part or a chain of them. Ask about any diagnostic fee when you call, since we publish no price list.
Which local rules apply to repairs on a commercial building?
Erie County Consumer Protection says New York has no statewide HVAC contractor license, so the rule that applies depends on the municipality. The City of Buffalo requires a Heating Contractor license for heating work, and the Fuel Devices office in Permit & Inspection Services can confirm what a job needs. Cheektowaga licenses HVAC contractors, and the Town and City of Tonawanda and the Village of Kenmore require contractor licensing. Confirm with the municipality that covers your address, and ask any company you hire, us included, which license and permit apply before work starts. Refrigerant is separate. The EPA requires technician certification under Section 608 of the Clean Air Act, and its leak-repair rules for larger appliances began January 1, 2026, so ask which, if any, covers your unit.

How can you prevent the next failure?
- Assign one person to change filters on a schedule, and log the date.
- Keep snow, leaves and debris away from intakes, condensers and flue terminations.
- Photograph each unit’s nameplate so model and serial numbers are on hand.
- Book commercial HVAC maintenance before the heating and cooling seasons start.

Commercial HVAC Repair questions
Do you repair commercial HVAC equipment in small buildings?
Yes, for light commercial equipment such as rooftop package units, split systems, furnaces and boilers in small buildings. Call (321) 666-8870 and describe the building and the fault. If it is larger than what we take on, we tell you during that call, before anyone drives out.
How fast can you reach a business with no heat or cooling?
We tell you honestly when we can get there, because it depends on the day and the location. Our hours are Monday through Friday, 7:30 to 5. Reviewers describe quick responses, but we make no promise of an arrival time, and if we cannot get there in time, we say so.
Can you repair a unit another company installed?
Yes. Most repair calls involve equipment we did not install. Bring the model and serial numbers from the nameplate, plus any service records. They help us check parts availability and warranty status before we quote anything, and they save time on the first visit.
Will you quote before starting the repair?
Yes. We diagnose first, show you the failed part or the readings, and give you a clear quote before work starts. Nothing is replaced without your approval. If the repair is not worth making on an old unit, we say that plainly and talk through replacement instead.
Do you handle tenant complaints about heat or cooling?
We repair the equipment behind the complaint. Tell us which space is affected and what the tenant reports, since one cold suite and a cold building point to different causes. We coordinate access with you as the owner or manager and do not make decisions about the lease.
