Heating and cooling in Amherst covers two kinds of buildings: large suburban houses where one thermostat cannot keep every floor comfortable, and rentals near the University at Buffalo that need dependable, low-fuss equipment. Amherst and East Amherst are both on the service-area list in our Google profile.
Amherst is the most populous suburb of Buffalo, with 129,595 residents at the 2020 Census per Wikipedia, and it covers 53.6 square miles. We are about 30 minutes away in Orchard Park, so call and we will plan the day with you.
Large houses, rentals and the zoned comfort question
Many Amherst houses are big two-story homes, and the most common complaint is uneven temperature. The upstairs overheats in July and the first floor lags in January, usually because one system and one set of ducts serve very different floors. Before we propose a second zone, we look at airflow, return paths and duct leakage, because a balancing fix can cost far less than new equipment.
Growth explains the housing mix. Wikipedia reports that the town went from 31,407 people in 1950 to 57,439 in 1960 and 90,734 in 1970. The Census Bureau’s American Community Survey (2020-2024 estimates) puts the median year built at 1971, finds about 48 percent of homes built before 1970, and shows about three in ten households renting. About 17 percent of units sit in buildings of five or more.

When zoning is the right answer, we size each zone with Manual J loads, as the New York energy code calls for. The Town of Amherst’s Bicentennial Comprehensive Plan says a substantial share of the town’s housing was built before 1970, so ducts and furnaces from that era are often due for work. Options include dampers on one system, a second system for the upper floor, or a ductless mini split for a bonus room or an addition.
Rentals are a different job. The University at Buffalo’s North Campus is in Amherst, along with Daemen University, and landlords near them want equipment that stays running between tenants. We do rental property and double-house work and hear from customers who want an honest diagnosis before a repair turns into a replacement. A tune-up before each heating season, with a filter plan tenants will follow, does more for a rental than any single repair.

Services Amherst homes ask for most

Scheduling an Amherst visit from Orchard Park
The drive from Orchard Park is about 30 minutes. Call and describe the system, the age of the house and the problem, and tell us whether tenants or a family live there. We say honestly when we can get to Amherst. Our line is staffed Monday through Friday, 7:30 AM to 5:00 PM.
On site we test the system, show you what we found, and put the quote in front of you before any work begins. For zoned jobs we measure the house and talk through the options instead of guessing, and we can add a wifi thermostat if the wiring supports one.

Amherst licensing and what we can show you
Erie County Consumer Protection says the Town of Amherst licenses all home improvement contractors under Local Law 6 of 2011. Ask any contractor whether the town license applies to your job, and confirm the requirement with the town before work begins.
Wikipedia notes that much of the town was originally floodplain and marshland, some of it drained for development, with Tonawanda Creek on the northern border and Ellicott Creek running through. Sheridan Drive (NY 324) runs east to west, Millersport Highway (NY 263) north to south, and Transit Road marks the east line. The town stands at about 594 feet.
We have no project photos tagged to Amherst streets on this site yet, so we will not invent them. Our Google profile showed a 4.9 rating from 57 reviews in October 2026. Read them. If you live in Eggertsville, Snyder or Getzville, along Maple Road or Main Street, or near the Audubon area and Ellicott Creek, this page is describing your part of town.

Amherst heating and cooling questions
Do large Amherst homes need more than one HVAC system?
Not always. A big two-story house can sometimes be evened out by balancing airflow or fixing leaky ducts, which costs less than a second system. If the ducts cannot carry enough air to the far floor, a second system, dampers or a mini split for that area makes sense. We check airflow first and then tell you honestly.
Does the Town of Amherst license HVAC contractors?
Erie County Consumer Protection says the Town of Amherst licenses all home improvement contractors under Local Law 6 of 2011. There is no New York State HVAC license, which leaves the rule to each municipality. Ask any contractor whether the town license applies to your job, and confirm it with the town before signing anything.
What should an Amherst landlord do before the heating season?
Book a furnace or boiler tune-up while tenants are away or before the first cold week. The check covers the burner, heat exchanger, venting, safety controls and filter. Give each tenant a filter schedule they will follow. A rental that runs through winter without a failure usually had one inspection before it started.
How far is Amherst from your Orchard Park base?
About 30 minutes, though traffic on the Thruway or I-290 can change that. Amherst and East Amherst are on our Google profile service-area list, so we do work there. Call Monday through Friday, 7:30 AM to 5:00 PM, describe the problem, and we will tell you honestly when we can get there.
