Heating and cooling in Clarence is mostly a sizing problem. Large custom houses with tall rooms, big glass, finished lower levels and additions rarely behave like a standard home. A system picked by square footage will be too big in some rooms and too small in others.

Clarence is about 35 minutes from our Orchard Park base, the longest regular drive on our Google profile’s service list. We schedule these visits with that in mind.

Big houses, big tonnage and when two systems beat one

The New York energy code calls for equipment selected under ACCA Manual S, based on loads from ACCA Manual J or another approved method. For a large home that means a room-by-room load, not a guess. Glass facing south, a vaulted great room, and a bonus space over the garage can each pull the answer a long way from the nearest tonnage chart.

Often the best layout is two smaller systems, one per floor or per wing, instead of one large one. Each runs longer cycles, which handles humidity better, and a failure in one leaves the other working. The trade-off is a higher installed cost and two sets of equipment to maintain. A single oversized unit that short-cycles is usually the worst of the options.

Census QuickFacts puts Clarence at 83.1 percent owner-occupied, with a median home value of $383,900 for 2019 to 2023. Owners at that level usually live in a house through several equipment cycles. Zoning one system with dampers can work, but closed zones push pressure up on the blower, so we confirm the ducts and fan can handle it before suggesting dampers over a second system.

Two systems mean two condensers, each needing airflow clear of leaves.

The town covers about 54 square miles. The Onondaga Escarpment runs east and west south of its middle, Tonawanda Creek forms the northern border, and NY 5 runs along Main Street through Clarence Hollow. Large lots and wooded property mean outdoor units sit among trees, so leaves and seed fluff clog coils faster than they would in a tighter neighborhood.

Services Clarence homes ask for most

The measuring visit before we quote a Clarence home

A proper quote on a large house starts with measurements. We check:

  • window area and which way each wall faces
  • insulation in the attic and over the garage
  • duct sizes and runs to the farthest rooms
  • what equipment is there now and what it was sized for

Then we go through the options, including whether zoning or a second system fits, and put a price on the one you pick before work begins. Our phone hours are Monday to Friday, 7:30 AM to 5:00 PM.

Clarence Hollow, old quarries and the Goodrich Road permit office

Wikipedia says Clarence Hollow is the main district and seat of town government, and that late-1800s industry here included brick kilns, gypsum mining and quarries. Spaulding Lake is a development built around a former quarry. Most of the town is in the Clarence Central School District, with a portion in the Williamsville Central School District, which can matter when you describe where a house sits.

The Town of Clarence Building Department is at 6221 Goodrich Road in Clarence Center, and its inspections page says every inspection needs a full day’s advance notice. For plumbing-related work the town says the contractor must hold a Town of Clarence license. For an equipment swap, ask the department what permit applies and who files it.

What to confirm about us and about Clarence

Clarence is on our Google profile’s list of service areas, which shows 4.9 from 57 reviews as of October 2026. We have no Clarence project photos on this site yet, so the reviews page is the proof we can give you today.

Erie County Consumer Protection says the Town of Clarence requires plumbers to be licensed. Ask the town what an equipment swap needs on a house this size, and have any contractor explain the permit steps.

Clarence heating and cooling questions

Does a large Clarence house need two furnaces or two ACs?

Not automatically. It depends on the house’s load, its layout and its ductwork. Two systems make sense when floors or wings have different needs, or when one system cannot move enough air to the far end. We run the load calculation first, then tell you whether one right-sized system, zoning or two systems fits the house best.

Why does my big house still cool unevenly after a new AC?

Uneven cooling after a replacement usually points at the ducts, not the unit. Undersized returns, long runs to far rooms and leaks in unconditioned spaces all starve rooms of air. A bigger condenser will not fix that. We measure airflow room by room, then recommend duct changes, balancing or zoning before suggesting more equipment.
